front of home

This custom 2,056 sq. ft. two story home with attached, finished two car garage sits on the Mattole River in Petrolia on Northern California's Lost Coast. The home is located on 300+ ft of rare river frontage in an area where property seldom comes on the market. It is five miles from two gorgeous Lost Coast beaches, the Lost Coast Trailhead/Campground, and is in a "banana belt" zone which remains fog free and sunny during the summer. Completed in 1996 with extensive custom interior detailing, it has been occupied for only the last couple of years and so is like new.

The bright, open kitchen has a built-in electric oven, microwave and gas cooktop. The countertops are tile with a huge 4' Kohler cast iron sink. The wall around the cooking area is brickwork and cabinets are custom alder. The ceiling is pressed copper and glows in the sun. There is a hanging pot rack, a 22 cu ft fridge, a large window facing the garden and another in the breakfast nook overlooking the river. Floors are red oak.

Living room with wood stove

The two story living room with cathedral ceiling has excellent river views through a large Pozzi wood patio door. The room has skylights, a Hunter ceiling fan and Lopi wood stove with custom hearth. There are several large antique cedar beams which were salvaged from the Donner Summit Telegraph Line in the Sierras near Truckee. The open stairs are massive recycled old growth redwood and lead to the catwalk which looks down on the living room. Floors are red oak.

The main bath is extensively tiled, with a reproduction antique pillbox toilet, cast iron Kohler pedestal sink and an antique shower pan from Cannery Row in Monterey. Floors are red oak.

The laundry room has built-in shelves, a Staber high efficiency washer and gas dryer.

Master bedroom

The master bedroom has a knotty pine tongue and groove cathedral ceiling with skylights and a large window overlooking the garden with coastal mountain views and plenty of afternoon sun. A built-in window seat lets you curl up overlooking the river with a favorite book and the cat on rainy days. Floors are red fir.

Speaking of books...there are built-in bookshelves in the large 20'x30' library. It also has a cathedral ceiling, skylights, pine floor and 3/4 bath. It has a large window overlooking the river and with its hardwood floor the room invites you to dance. The room would also make an excellent office, dance/yoga/art studio, could be converted to a bed room or??? Work from home?

3/4 bath

The 3/4 bath has a cherry wood and brass sink stand with a custom ceramic sink and faucet. The walls are hand painted pressed tin. There is an antique (not reproduction) high tank toilet, a bidet and an antique oak wall cabinet. A window looks out on the river and the floor is red fir.

Very little drywall was used in the house. Most of the walls are Luan paneling not imitation wood and while this home has many unique features it is not a magazine home. It has an open, inviting floor plan and is meant to be lived in.

There are producing fruit trees in the garden and giant cedar, fir, laurel, alder and maple line the entire river frontage in a park-like setting. The land is flat, open, completely cleared, and offers many opportunities for gardening. A large concrete patio adjoins the deck overlooking the river, is perfect for barbecues and gets plenty of summer sun. The home is south-facing, and with the large windows and skylights is a sun-lovers's delight. You can even lie in bed and see the stars at night.

Office

The house was designed to take full advantage of the sun. Solar electric panels produce all the power currently necessary. In the two years we have lived here, we have not had to pay PG&E for any electricity. The system is tied into PG&E, but there are no batteries and no hassles, just clean , free electricity. A back-up generator with transfer switch is included. It also has a solar water heater with propane back-up.

Uncrowded pristine beaches allow for private time to search for shells, watch sea lions and shore birds or just relax and reconnect. Opportunities for surfing, hang gliding, sea kayaking and beach hiking/camping are also available within a 15 minute drive.

beach view

Yard and river

Fish from your private river beach for salmon/steelhead or just relax on your deck overlooking the river and watch the heron, egrets and ducks. See if you can spot an otter. Like to canoe? The Mattole River is lightly used even in fishing season and you can canoe or kayak, swim or just bring a chair down and listen to the river and birds.

The home is located on a paved County road one mile from a general store/gas station/post office, two cafes and a bed & breakfast inn in a very social and supportive community with two practicing physicians, schools and a fire department. The home is set up for full time living but would also be a great vacation home.

Orchard

Riverfront

The lot is 3/4 acres and while this may seem small for a rural setting it is situated in a way that maximizes privacy and appears much larger. Two sides face the river and the adjacent property can never be developed. Also, it is very rare for property around Petrolia to come on the market and when it does it is usually far from the river and ocean and tends to be located on isolated, privately maintained roads. Prices have risen significantly here and will likely go higher as more people look toward retirement away from crowded cities.

This home is not for everyone. It was designed for an independent couple who love sun, openess and the outdoors. Could this also be you? Frequently real estate ads say you must see to appreciate. Here is the home which gives proof to the cliché. The drive may seem a bit long but everyone who visits says it was well worth the effort and it is the "Lost" quality which has kept the area pristine. It is located about 3 1/2 hrs north of Santa Rosa, CA.

River and creek

The quail are roaming the garden, the sea lions are calling on the beach, the gray whales are passing offshore and fishing season is open. Wouldn't you rather be here?
